@Account Closed Hi Rose, I'm an investor in Cleveland based in So Cal as well. Flying to Cleveland today actually. I'd be happy to talk shop about some of my experiences flipping and owning rentals. Lol if you take the wrong turn in a nice area of Cleveland Heights, you can easily get lost in 'east cleveland' bermuda triangle. No one wants that to happen but glad you're okay! I grew up in Cleveland so I know the feeling.

Hi there, I'm Jared, and I've been rehabbing in Cleveland for quite some time. I'm originally from there, but reside in southern California.
I have been growing my crew this year, and at this point, we are doing 3-5 projects at a time. My general contractor has to be in project management mode, and he is spending too much time driving to home depot and tile shops picking up materials. Ideally, he shouldn't be doing any of that.
I am looking for a young hustler, (or older hustler, no age discrimination here, I'm 31), that's interested in general contracting work, and is willing to start from the bottom. No experience necessary, but if you have some experience that helps.
I would project that 50% of your job will be working on site on some of our projects, and the other 50% is being John's right hand guy... going to home depot and picking up materials, taking pictures of prospective projects, coordinating landscaping, cleaners, and other subcontractors.
In a few months, you will learn how to do everything from basic finish work, to carpentry, tile, drywall, paint, and the like. But the majority of your job will be assisting John in coordinating materials and subcontractors for our projects. Along the way you will probably learn a ton about real estate investing as well.
Requirements- Must reside in Cleveland, be a good person, willing to learn, and have a car. (Pretty simple, right?)
Pay is dependent on experience. But I am even open to hiring someone out of high school with no experience if the fit makes sense.
Location- Most of our jobs are in Cleveland heights and Shaker heights

I flip in Cleveland, and run a full-time construction crew on the east side suburbs. We only do A-B neighborhood flips and keep some as rentals. If you want to go hard money you'll likely have to find something that needs a lot of work. We purchase hard money or cash, but everything we buy needs work. Generally you'll be looking at ARV * .7 minus rehab costs as your number to shoot for on the purchase. For instance, We just bought a foreclosure in Cleveland Heights. The purchase price was 112,000. Hard money loan was for 280,000 (ARV) x .7 = 196,000 - 60,000 = 136,000. So, if you can find a good enough deal, a construction loan will make sense, usually covering 85-90% Loan to cost, and 100% rehab. You should get these terms if you've done 3-4 flips in the past 2 years. If not, generally you'll want to purchase a great deal conventional, then refinance out of it after 6 months seasoning.
I'd be happy to discuss with either of you my experience on my experience investing in Cleveland, as we've partnered with several out of state investors on properties that ultimately end up in their lap. I live in California myself as well, but I grew up in Cleveland so I know the city like the back of my hand!
