@Nooshin Detches curious what happened with your search. I am an attorney in Houston, and have ran title for both surface and oil & gas interests. I assume you either ended up at the Harris County Tax assessor or recorders office. Curious how the process went for you, I have yet to look up plats in Harris County

I second all the posts about hondas. They have very long lives and great gas mileage. I drive a 2001 honda civic lx, bought it when I was 15, and it's the only car I have ever driven. 170,000 miles :)

Wow, thanks so much for the feedback everyone! I love the pictures @Karen Margrave! I certainly think going lighter is what we are looking at doing, a white - tan. @Ryan Arth I have done the light gray with black shutters but not 100% about this with the dark green roof. Love the ideas here, especially to match the shutters a little bit to the roof, so it gives it some perspective. I will post an update here in about a week, and we should be looking finer than before. Thanks everyone for all the great input!

I am flipping a 1919 three-story colonial in Akron, Ohio. I already made the decision to go with the dark green roof, and while I don't think I would ever go with that color again, I have to paint the house anyway, so I have to come up with a color scheme anyway to match the roof. Here are a few pictures below. It is lead paint, but my contractor is certified, so we are going to be painting in about 10 days. Let me know your input on some good styles & combinations to go with the dark green. Hope you like what you see!

I know I usually post about flipping, but I am moving to Houston this summer, and really want to rent out my house in Cleveland. Within 24 hours of posting it on zillow & craigslist, i had 20 emails and 5 phone calls. By sunday, a handful of people will have seen the house. My piti is $1100 and I am right on the market at $1800 monthly rent. However, there are about 5 different families who really like the place, want to rent it, but I find myself unprepared....
1. what is the best way to go about printing out rental applications?
2. how do I do my due diligence to screen my tenants effectively?
3. The market for a house to rent here is nonexistent (I bought a house in an incredible school district, thats why people are willing to pay this much). So, can I bid people against eachother to get a higher rent? Say, submit your highest amount? I have never done this before, so I am very inexperienced, but with the $700+ per month cash flow, I do not want to sell it. The house has brand new everything and runs perfectly, 4 b 2 bath.
Brief advice? not too long, just looking for some help screening tenants and getting the highest rent possible. How am I supposed to deal with 30 people at once trying to rent my house? Good problem to have I guess... i just dont know how to handle it!
