Peter, if they have good credit and W2, you should be able to get them qualified w the commercial division of First Federal Lakewood. I have never done any portfolios w them though.

@Derek Clifford Hey Derek I am an active investor in Cleveland. I run a construction group that mainly does high end stuff on the east side, Cle heights and Shaker heights. An I’m an attorney in Tx and I used to work for a timeshare cancellation company. Depending on your ownership, Diamond, Hilton, wyndham etc. you just have to stop paying and they will close your account. But you seriously have to just stop payment, and block their phone number. Worst case they hit your credit w a collection, which won’t hurt it more than 10-15 points. Hope this helps.

I'm an out of state investor in Cleveland, but I mostly do single family flips. So, I fly up there every few months to check on things. But number one thing if you're investing out of state is to fly there first to get a good gauge of the neighborhoods you're thinking of investing in. When you're there, plan to meet up with local agents and investors, who should be able to resonate your opinions on some of these areas. After spending some time in an area that should make you feel more comfortable with your investment.

hey @Jon Passow I flip a lot in cleveland and I live in Orange County. I’ve gotten so used to working w my crew, but I’ve also done a few joint partnerships where at the very least we send pictures every week or two. Money should drip in draws just like a normal construction loan. Also I’ll say do a small job w a contractor first before diving into anything extensive. I’d be happy to talk shop anytime.

@Sachin T. I'm an out of state investor in Cleveland, and I have a lot of property in Cleveland Heights, directly adjacent to South Euclid. If you are buying for cashflow in South Euclid, it's very street specific. Make sure you do run your comps tight, like .5 mile and similar bed/bath count. You can get 1000-1100 updated, especially since it's so close to a lot of commercial development on Mayfield and Cedar Rd, or maybe some close to Brush High school in Lyndhurst are good too. But taxes can be higher, so make sure to double check county auditor site.
