Hello everyone.

I am a real estate investor from Pueblo CO, i do flips as well as buy and holds, i have been trying to brake into the apartment investing for some time now, however, i have found it extremely hard to do here in CO, the prices are either so high or in Pueblo there are not many apartments ever come available.

So i have expanded my search and i have come across Casper Wyoming as a possible place and i see some deals that might work.

I am hoping to connect with some local Casper investors that would be willing to give me a inside look to the area to help me understand what i am looking at.

Any help would be greatly appreciated.

Hello BP family.

I am trying to break into the multi family area of real estate, i have been successfully flipping ( 13 house) and renting 2 SFR for the last 3 years and now i would like to expand my portfolio with multi family units. however, deals have proven hard to come by, at least ones that the numbers work and not a 5-6 cap rate.

I get so many of my flips off market, a matter of fact i have not bought a MLS listing for 1.5 years now.

So my hope is that there multi family wholesalers out there that i could connect with and do some business.

This dose not have to be in my local market, i would prefer here in Pueblo CO, however, i am ok going out of state for the right deal.

Hello fellow BP members.

i will be taking on the real estate area of tax lines this year in Pueblo Co. However i do not know the best place to start, there is a LOT of information out there, but i understand each ST has different sets of rules to them. 

I believe the tax line auctions start in Oct so that is way i am here now so that i can learn as much as possible to become a master at my craft. 

Any help with this would be wonderful.

hello everyone, 

i am looking at paying a small  ( 8 homes) mobil home park in Colorado, i have never done a deal like this before and i am wondering what kind of financing i can get after i buy it for cash, can i get my money back out of it or at least 70% with a commercial loan or something like that. 

i as not looking for mobil parks but i have always been interested in them and flips are getting harder and harder to find with everyone doing them and also over paying for them, so when i saw this as a rental opportunity i thought i might try it, i have a few rentals as of now, and long term rentals in where i want to be. i am just flipping to raise capital to buy the right multi family . 

any and all help with this would be great.

Hey so from my experience finding someone to walk a property with you before you have bought the house is very hard and for good reason unless you are willing to pay them for their time. Most would charge like $150 but that's a lot to pay to just look at a house you may not buy. 

Also are you looking at teaming up with someone as the money or the experience? I am looking for someone with financial backing.

I have one house being rehabed as if now and I am closing on one today ( 2-28-18) both are flips. And yeah I am in need of a good subs and anyone that can do all work. I do not need permits for most this work.

Hey BP family.

So it has been a few months since i have been of here, i have been doing a few deals and flipping 2 properties in Pueblo, well those are done and i am not starting rehab on 1 more and i have a offer out on a off market  deal ( hoping to get a answer soon) well needless to say because we have all been there but the contractor on 1 of my flips did not do a good job (over time and over budget) finish work looked great though, and the other contractor did a pretty good job so i am giving him another chance to see how he dose with this next house. 

anyways i am on here seeking more help in the contractor as i would like to flip as many houses this year as i can so i would like to have as many good people around me as possible and i can keep rolling along. if you know of anyone that dose good work please let me know. 

or if you are just interested in the real estate in Pueblo i would love to talk and help you are learn more from you.

sorry i am late to this post. 

and i must say i mostly agree with @Robert Herrera and what you can make here in Pueblo vs the rest of of CO, i am not trying to start a fight, but it dose seem like @Bill S. takes every chance to bash Pueblo. Pueblo has its problems there is no question about that. but i believe we can come back to a great city again, it would help if we could get our brothers and sisters to the north of us to stop looking down there noses, and start looking at what is good for Pueblo is good for CO. 

did you know there are plans to start the building of a new rail mill in Pueblo for $750 mil that is 3 to 4 years of jobs for contractors. 

i have worked full time in both Springs and Denver and anyone that says they dont have the low income areas like Pueblo are kidding themselves. 

City to City and State to State, this is truth, you get what you pay for. you want high cash flow buy in low income areas you want stable renters with out that great cash flow buy in batter ares. and yes Pueblo as them both.
