Thank you for the info. And I have not really had any problems at all with the tenants, I am just looking to make sure if something dose go wrong then I am covered.  Do you have any good tools or Web sites for screening ?

Hi, I am looking for a good rental contract that is maybe more for Colorado if that's a thing. Something that can cover me as the landlord the best possible. This is my 3 rental and really need to get a better system.

Hey BP, so i have a rental property that i am going to leverage so i have the cash to buy another one at some point, as soon as that good deal comes up. 

My question is this. what loan is best, a line of credit or a 30 year mortgage ? i have done this is the best using 30 years, but now i have been reading so much on BP, i would like to look at all my options. 

Can anyone tell me more about the line of credit ? i know a little more about the 30 year loan, like 70% LTV and the whole closing cost % and the terms. any helps would be great thank you.

So I am looking into doing a flip in Pueblo,  and need to start to put a team around me, I am looking for contractors in the Pueblo area,  someone that comes highly recommend but also is competitive on price.  I am not looking for the cheapest one around. Any help would great. thank you. Jason

I am looking for HML in Pueblo, CO I have talked with some lenders from Denver and they tell me they don't lend in Pueblo. Anyone know of someone I can talk with ? Thanks Jason.

So I am hoping to get the ( exact how to ) reference with no out of pocket cost.  So I am buying a rental property today ( my 3rd ) I will be paying cash for it ( personal loan from a bank ) and I want to refinance into a 30 year fixed a soon as possible.  But I do not want to pay title fees for the first buy. Then turn right around and  have to pay closing costs and more fees. Can anyone help me with this ? Thanks

Hey everyone, i was looking for a good system for me to get a repair costs for houses i am looking at before i buy them, i know it will be a rough estimate from a contractor, but is there is something out there i can put together and give to a contractor and get a rough labor cost for said work ? hope i explained that well enough.

I have a really good handle on the material prices. I am just not sure how can you get labor cost if you don't not own the house to have contractors? Also the other things one can not see. Like closing cost. Or realtor fees. Etc etc. Just trying to cover all areas the best I can.

Hi BP, i was wondering if i could ask you some info on analyzing my first flip.

i have done rehabs in the past but that was for buy and hold, and one was for my primary residents, so i am somewhat aware of what goes in a house, i just want to make sure every thing is covered. 

one area i really struggle with is labor, that is because i normally do the work myself. although with 3 small kids i promised my wife, i would not look at a deal unless it was budgeted for labor. 

i would like to know the hidden cost, i will be using HML to buy the house, with a rehab time around 2 months.

if anyone is willing to jump into this with me, i would be more then willing to give you my numbers and the address on the house and maybe you can look over what i am seeing.
