i am wondering, is there a way to buy HOD homes any other way then waiting for them to open for investors ? i keep finding deals and on the first day they become available for investor bids they are under contract, and i keep missing out. anything thing will help thanks Jason

Hello BP. i am looking at a house in the Colorado Springs area. i have done a few rehabs myself, but i am looking at getting a contractor to do the work for me on this one. can anyone make a few referrals. any help would be great. Thanks.

As a investor in pueblo, I say be very careful what you think you will get from rent. I have 2 house that Zillow says will rent for $750 -800 but the highest i get is $650. make sure you are looking at same like properties in that area that are or have been for rent. I would be happy to do a drive by if you would like to get you a idea, also be careful of how a property looks in pics, from liking at many houses a week in can tell you the pics lie most of the time. I would be glad to help anyway I can.

Yes I agree Colin the rent on Zillow is usually not correct. You can also such for rent properties on Zillow as get a idea. And I would definitely check in to the no HOA fees that's sounds a little off for it being a town home. Good luck

Thanks for the info, i was thinking it would be great to get a cash loan from private money as to make a cash offer on a few house to help drive down the price, then refi the house in 6 months for 80 of appraised value. i think BP calls it BRRR. i have done this in the past with my own cash. but now i have 80% of all my cash tied up in house i just moved the family into, ( great investment house as well ) so i was wondering if i could get Private money for the buy and it would only be for like 6 months, what are your thoughts. thanks.

Hey all you BP members. i am curious what the best way to get a loan for a investment property, with as little down as i can. i do have some cash but would like to keep that liquid for the renovations and more properties. i am also open to Private money if i need to go that way, i am just not sure how that all works, any help would be great. I am looking at buying a house through HUD, i am wondering if someone can help me out at loan info, can you buy a HUD property with a FHA loan or a FHA 203K loan, i am looking at getting into a house with little money down, thanks.
