David, and are you doing a cash out loan on that ? i did this a few years back. i had my own cash at that time, i used it to buy and repair the houses,
When to get a loan on them i was told i needed to wait for the title seasoning time. that was with a credit union i have been with a years, ( they told me 1 full years ) i could only get Wells Fargo to give me a loan after 6 months.

Hey, so i am setting everything up to start buying houses, i am looking at a few flips and a few rentals, all SFR. i have set ups cash from my bank as well as cash from HML, that way i can use cash for the buy and repairs.
what i need help with ( outside of any info on all this ) is how do i get a bank to refi the house after i do the repairs, if there are repairs needed some of the houses i am looking at are really good deals.
SO if they are going to give me 75% on the value, in my past experience they make you wait for a minimum of 6 months before they look at the appraised value, ( and not the purchase price )
can anyone give a some info for what i need to do, to get a refi as soon as i am am finished with the repairs or need to pay off the HML, i do not want to wait for the 6 mouths.

Shootout to all Landlords, i am looking for a simple way to help track all the information for my rentals, my mortgage payments, rent payments, repair cost, track vacancy rate, etc etc. i have 2 houses now, and have not really done anything to track anything, i am now looking to make this into mt life and into a business, so i need to this right. anything helps, thank you all, and lots of love to all the landlords out there doing your thing.

is there a Landlord Association in the Pueblo, CO area i could check out ? and is it worth my time to do so, or is it just a bunch of landlords telling bad stories and complaining ? thanks

Yes you can, but it must be your primary residents. as a investor you need cash or conventional. at lest that is how i understand it.

James. I am getting on average $600 for my 2bed 1 bath, And everyone else, i am also looking for a good contractor. i am normally do the work myself, though now my wife tells me i need to start to sub out the work a little bit more due to time. i have a number for a tile guy that did my bathrooms one time ( very slow work ) but he did a great job for a great price. he did 2 full bathtub time with glass tile assents for $225. hit me up if you want his info.
Ok. I was reading something about a lottery property being a Uninsurable loan for that house. Every heard anything like that ?
Oh and one more question, on the HUD home store. what dose it mean when it says the bid is a Lottery ? thanks
I do have a broker, and i have bought a HUD house back in January, it just seems that all the HUD homes seem to be selling before it comes open to investors. i do not want to do anything wrong or shady as i want to be in this business for many many years, i am just wondering if there is a way around the owner occupant bid period ? and yes i am using hudhomestore.com Thanks Jason
