After trying most of the products on the market, I settled on Rentec Direct as it had the right price to feature point.  Plus they update the product almost every week with something else cool.  I've never seen a product develop so quickly with new stuff for their clients and have never seen them raise the price in over 4 years.

Compel the owner to call in the sheriff to enforce trespassing laws.  I think the only thing you can do beyond that is file a lawsuit against the owner of the property for any damages you are having (lower rent, loss of tenants, loss of peace and quiet, etc.).  Nobody wants to go that far though, I Hope.

I don't think there's any legal requirement that the tenant has to be there to show the house.  If they are moving out anyways and not renewing their lease, why cater to their schedule?  This is a business and you want to get it re-rented as soon as possible.  If they are preventing that or making that difficult on you, then they should be compensating you for the inconvenience by committing to paying additional rent maybe.

I don't like it when the gov gets involved in my tenant choice selections.  Frankly, if I don't want to rent to somebody who gets the bulk of their income from welfare, then I shouldn't be required to.

I also would suggest looking at Rentec Direct.  As Scott mentions, they have a free version you can use, or the paid versions that have added things like ACH support aren't very much either.

@Deb Smith  Score is valuable but not everything.  I generally won't consider anybody below 600 because it just means they've trashed their credit.  However, if all the debt is medical I'll usually give that a pass.  So it really depends on what the debt is related to.  If they have current delinquencies on their credit card, that spells out that they are not responsible and often a deal killer in my book.

I'm also using Rentec for my screening and they've provided me great results.   I'd recommend them.  They give me the score and the details instantly.

Hey @Kevin Felmlee, for 50 properties I would suggest looking into Rentec Direct.  It's the platform I've used to market and grow from a handful up to managing over 80 properties.  While AF, Pware, Buildium and most of the others are changing their focus to the more profitable property manager clients, Rentec feels committed to private landlords and keeps the pricing reasonable for self-managed landlords.  On another BP thread last week their president stopped by to re-affirm their commitment to landlords.  I don't think I've ever seen any of the other platforms visit, or even care about, the BP community the way Rentec has.

Hey Ben, I took the survey and it looks like the premis is to gather info for creating yet another software product for landlords.  Are you sure you want to compete in an already heavily diluted market?  There's questions on here almost every day about what software is best and there's usually always 3-10 products mentioned.  Plus if you google you'll find about 40 different programs (granted, some.. well most, suck) but there's a lot already.

Hi Will,

Just my experience, but in over 4 years they haven't increased my price.  While the same can't be said for Buildium based on the comments I've seen on here and others.  I have no idea if Rentec will increase rates in the future, but my gut feeling is that they won't.  My gut's been wrong before, but not often. :)

As far as features, I think they both are developing new stuff all the time.  In some areas Rentec is ahead, others Buildium is ahead.  I know I've been using electronic signatures for leases and other documents that's built into rentec for years now, and that's a feature I read on a news feed that Buildium just released this year.  I'm sure buildium has some stuff Rentec doesn't, but as far as I know, nothing that I need today.
