@Sam LLoyd - I've been using Rentec Direct for almost 5 years and they have been great, the pricing stable, and they keep adding features.  I would highly recommend checking it out. 

Cool Ben, I'm glad you found something that works for you and I hope you are right that it'll be free forever. 

@James Flynn - I had to go look and it turns out it does, but I haven't used it.  My CPA kept track of those separately, I was hands off on that part.  But I guess I could now.

@Rick S. - I did the site inspection to see the tradelines and exact fico score.  It was painless (just showed them that I password protect my computer, since I don't print anything out).  Now I get a full compliment of reports [criminal, eviction, and credit] for $15.  It used to be ~$30.

Although I just saw a product update on the non-inspection one and I'm a bit jeolous because it looks awesome and gives an exact FICO now, which is the reason I did the site inspection, not the tradelines.  I hope they push the same update to the full report soon.  It just looks cooler.

@Daniel Dietz - Yes, Rentec takes care of all the accounting.  I turn in the 1099 reports to my CPA at the end of the year and we're done.

@Ryan Canfield - I've seen so many companies like that popup over the years.  They are in a land grab right now spending investors money, but they will start charging for it when the investors demand they turn a profit.  A company can't run a negative forever and investment money eventually runs out.

Many states have adopted a 60 day policy for rent increases now.  Not sure about NJ, but if they have lived there longer than a year you might want to check on that.

Hey @John D., I've seen smartmove and a few others but I settled on Rentec Direct.  I get a renter's application, then I login to Rentec Direct, plug in their name, ssn, and birth date and about 20 seconds later I'm looking at their credit report and criminal and eviction reports.  I haven't seen anything easier or more accurate than that.

Lock the garbage.  We have to do that here otherwise the neighbors fill it up.

I like @Roy N. response, but in many locations these days you have to process applications in order they are received.  Stating you received a stronger application in one of these areas basically states you are breaking the law.  I think Seattle just did that.

Best to send them your qualifications and just say they didn't meet them.  Not sure you have to say which one in particular.
