@Bob Romano honestly we have tenants that always pay late with late fee every month and that is a great addition to our bottom line across 150+ units. If we have to file they get one chance to make good and pay for filing fees. Second filing they are out. If you are very concerned about the timing then maybe find out if there’s a reason. Does he get paid monthly ever second week of the month?

It can be a mix of a clear lacking of systems and processes including a clear core focus. (Do you manage SFH A class assets or large multifamily C class assets). Also not having a clear understanding of
Your clients expectations or not clearly expressing how things will be handled. On the other hand investors fail a lot by not setting expectations of PMs and then being disappointed at the result when it was never clear.
