Did the property flood and needs to be rehabbed? The fema requirements for Flood zones are stringent and when areas flood the entire neighborhood takes a hit in values and takes a bit to rebound. Some areas never do. Also over the next period of years flood insurance rates will rise yearly as the NFIP tries to stave off bankruptcy.

I'm looking to refi property that has strong Airbnb income. I've spoke to a numbers of banks and it seems the two points of contention are refi into LLC (currently held in LLC and can refi into my name) and no year leases. Anybody feedback on ways to refi for an Airbnb ? I've only had the Airbnb online since May.

Amit M. Good points. I see it as if you do your correct studies it will set you up best for this class. A lot of dense communities are not pro industrial and will not look to allow the floodgates to open on storage units so the barrier of entry will always exist. Also the tax generation for the communities does not push the communities to want storage units versus new homes / apartments etc.

Start with writing down all the duties and responsibilities that you can think of that will be part of investing team. Build back from there. Which roles are strengths for each of you, which do neither of you want to do (first position you will then hire for down the road). However at first you will find a lot of things overlapping as you power through to get the momentum going but ultimately you will start to divide up so you are both not wasting time
