Echoing what @Zach Hoereth said about Anderson. If you're still wanting invest in that area, I'd recommend connecting with local PMs that already manage in that area.

@Shahaf Seginer If it was purchased 2 years ago, there's probably some equity from appreciation in the property. Have you considered doing a cash-out refi and then using the funds to fix the property?

Which neighborhood is it in?

We've done this before, but under very specific situations where we helped from A to B to C (end-borrower/buyer). Let me know if you have a specific scenario and I'd be glad to look at it.
