@Joe S. I've met a lot of great people from Facebook Groups. I also host virtual and in-person meet ups in Southern California. We have a group of newbie and experienced investors that wanting to learn and also wanting to pay it forward.
I always have a line in our posts that no sales/advertising is allowed. If a vendor tries to sell without adding any value to the group, we add them to our group.

@Sean Winter All I can say is that those two are solid markets, just not talked about because they're overshadowed by the Indy market.

Hey @David B. ,
There's just too many ways contractors come up with bids. The way I've removed any ambiguity is to actually write my own scope. Takes some time to write up, but saves a lot of back and forth with GCs. I present this to my top 5 contractors and I go through the scope with them as we walkthrough the property either in person or virtually. If you're a newer investor, this also shows that you're a serious client.

@Marvell Dart I personally invest in the Midwest for cashflowing properties. If you're wanting to stay in Southern states, I work with investors that are buying up properties in the Carolinas, Florida, and Texas.

@Shankar Sridhar I bought a turnkey property in Indy this year with a partner that did not want to do any rehabs. Return for it is about 15%-18% CoC. We did about $3k amount of touch ups/updates.
Also, reach out to @Nick Giulioni. He is definitely a a great resource and also super helpful to other investors.
