Thanks for the analogy, J. It does help to clarify my thinking. I guess it all depends on the niche you choose to work in and the houses you choose to invest in.

What kind of restaurant do I plan to go to? Whichever nourishes my body and doesn't make me sick...if you know what I mean. 

@Aaron McGinnis what's different about your jobs that they're outside the average rehab metrics?

In the property rehabbing and house flipping world, how often is an engineer needed to sign off on some of the more intricate or delicate rehab scenarios? Can a contractor handle most structural issues, or is it good to have an engineer handy?

@Brandon Davis That's the key with investing around/near the Beltline, being able to carry the properties until the new development gets going. I've noticed properties being sold for $5k and even $1k just west of English Ave. It looks like investors filling their pockets with cheap property waiting for the right time to reap the harvest!

I read that Reynolds town, Grant Park, and West End are the hottest this year. West End is near the West Side of the Beltline so that's a good sign. I've been looking at that area and the house prices are all over the place. Kinda hard to do comps that way, but just gotta be more diligent. I'll drive around and see what's it like. Are these areas near the Beltline considered war zones?

I'm surprised this thread hasn't gained more traction with Atlanta investors. I would have thought redevelopment near the Beltline would be ongoing already. Maybe it will take longer, but that's good news long term.

@Richard Balsam Yeah, a license doesn't do much...not! Thank you for your input. It is very valuable. I've already learned other ways in which I can put a license to good use. I'm going to get one myself, since I'm in this for the long haul. All the best!
