I have been reading and listening to the podcast here on BP. How can I begin to select an area that would be good to invest in? What factors should I look at to help narrow down an area?

@Bryan L. How did you all calculate the cost of specific items such as; window, doors, roof, HVAC, cabinets, etc? Are these price estimates from the contractor or did you go to home depot like @Derek T. .

@J Scott I have heard from many here that your book is spectacular. Its on my to buy list.

Thank you both. I will definitely speak with an RE attorney and account regarding the best way to structure after I acquire my first property.

I will also take a loo at the due on sale clause of the mortgage. Let's say that the clause didn't allow for transfer of title, would you in that case do an addendum or clause of your own to allow a transfer?

May one of you send me a copy of the excel spreadsheet you used in the past to estimate costs?

I assume you all do a walkthrough.

Derek, that is a great explanation. Its incredible how you got so detailed and when to home depot. Also didn't know how expensive labor was for a rehab.

J Scott, the evaluation for a rehab is done prior to acquisition right? My thinking is you would need to know the ARV to know if it's a worthwhile investment or not.

This methodology would also be used for wholesaling correct?

Hello to all. I am new to RE and am interested in wholesaling to begin with. I have been reading Than Merrill's new book "The wholesaling bible". In the book he stresses the need to learn to evaluate properties quickly and efficiently.

My question is how long does it take on average for you to evaluate a property correctly taking as many factors as necessary into consideration? In other words, how quick is quick?

I currently have a full-time job and would like to know how to effectively manage my time.
