@David P. Thank you for the advice. I will keep it simple and close to my neighborhood for now.

@Account Closed I would not be including the rehab cost in order to stay within the 65-70% ARV and get the HM. Then I would use either private money or my own to complete the rehab.

@Antoine Stanley @Arktavious Sally I will start doing some research on that. @David P. Would you also search by nearest zipcode?

@Robert Taylor Now, I am learning to build contingency into the deal. Like most have said, there is usually something unexpected.

@Derek T. Awesome deal you had! Its good to know my HML thought has some reality to it. I will look around to see what I can get. All of this is new to me, so I am pushing to understand it.

Wow! Your investing big money, it must really be working for you. Reuben,  how do you get your leads for free if you don't mind sharing? 

Also, for everyone else, do you buy lead list or just personal searches?  I can't imagine researching 1k properties per month.
