Hello guys!
Please help!
I have a new tenant w/ children who relocated in the area for a job promotion. From the day she moved in she's been complaining about the smallest things(its been 2weeks); one blind missing roller, missing lightbulb in chandelier, requesting a new fridge despite having a working one(i purchased a new one), AC is not cool enough and i just updated the duck and system is less than 4yrs old. Now she told me a "drug addict" was in her trash can 6am on the sidewalk. She did ask to if she can look for a another home but per her lease she would have to pay two months rent for breaking lease. First time with this issue, What do i do?!

@Kenneth Garrett sorry no. I added the bedroom with a wall. I did not mess with structure/square feet of the property.
As you said, im going to call the zoning building and ask how can i register the additional bedroom(not going to share the property address)

Hey BP!
I invest in West palm beach fl.
I have a question: would i need to pull a permit if am adding a bedroom by simply thowing up a wall inside the house(m not messing with any structure)?
Also, can go to register the extra bedroom at any time after work is completed?

As the answers will varies, i invest out of state(South Florida) and renting in NY π€·πΏ working well and cash flow...as all would agree be sure to have boots on the ground.

Hi guys, ive purchase my first Sfh last month and property is already rented.
During the inspection the report indicate roof was replaced about 10yrs ago but no actual date or permit. Insurance contacted me for date of roof replaced and i cannot seem to find one and property was a tax deed sale from the previous seller.
Insurance just dropped my premium, at least the wind mitigation discount. Help please!!

After listening to Jim rohn, Earl Nightingale, etc
I was READY. I've saved every pennies from my many jobs over the course of two years. Bought my first single family out of state in February this year(cash flow well) and closing on my 2nd property in April.
I did not read on real estates too much or too little to avoid paralysis and too many mistakes.
