Hi Kevin - We were looking at Merced when my oldest was considering the university. It was a year or two back. Lots of growth with the planned expansions at the school. Not a bad market but we were newer and split between too many markets. We weren’t finding enough that met our criteria for buy and holds so we refocused on keeping the pulse on fewer markets. Our realtor their did mention that the students often stay in the newer developments closer to the school verses the downtown area. As for Stockton, my husband has a client that just bought a live in flip there (that guy has done a few in the area. I also know he’s been watching that market for another client. Good luck with the move! My husband was stationed at Travis AFB. He's now on terminal leave (retiring in November) and a realtor on The David Greene Team. It sounds like you have the realtor side covered, but if you want lender recommendations or have any questions about the area feel free to reach out. We used our VA loan for a primary residence turned rental property in AR and our place here.

Hi Brian - I'm getting my license and I've had the best luck finding investment brokerages at REI meetups. There are 3 off of the top of my head in Sacramento that I've gotten to know that way. From the options I've seen, one allows you to hang your license to primarily use it for your own investment activities, another is a solid/more aggressive investor that teaches you how to work with distressed owners and turn that into a wholesale opportunity, listing etc., and I think the other one is more of a mix of those two. My husband also has his license and he works with the David Greene Team in the East Bay. I'd be happy to put you in touch with him if you are looking for investment properties or want to pick his brain about his recent journey into real estate. The people he's been working with have been primarily looking for standard SFRs, single family with ADUs, small multi-family.

Haha! I’m living in CA and I heard Bozeman was on a trend up so it’s not a major shocker on my end either :)

Hi Meghan - We'll take a look! This sounds like the general set-up we're considering. Our daughter just graduated from high school and plans to attend MSU in 2020. The original acceptance was for this fall. However, she's now moving in-state first to work and get residency since we weren't interested in co-signing on an out-of-state loan that she probably wouldn't pay-off until she's 80 ;)

Hi all -
Does anyone invest in Bozeman, MT that has some tips on the market? Our daughter plans to attend college there, so we're in the process of determining if it makes sense to purchase some type of property (preferably small multi-family). I'm from MT originally but don't know a ton about Bozeman. General information on experiences (positive or negative), locations to avoid, good contractors, property managers etc. would all be helpful.
