@Jeff Greenberg do you have any free locations you can recommend? I liked that little coffee shop we used in May or June. I think it was off the 10.

I'm personally a big fan of Curtis Gregory, he's done a few inspections for me and gotten me VERY detailed reports rather quickly. I'm happy to give you his number but I'm not sure he'd want me to post it on the forum. DM me, he's worth it.

First off, Welcome to BP @Jordan Dekker. This place is filled with people willing to help anybody but probably even more so someone so entrepreneurial as yourself. I'm from LA but continue to invest in Indianapolis, it's a great market.

Guys,

I have an email out to him to see his PPM, asking if I'm the first lien and bluntly asking how is this so good. Also I'm going to ask in my next email to see his last 6 HUD's.

This guy Comes with high recommendations but granted it could all be a scam.

@Mike D'Arrigo @Rick C. He supposedly has done several hundred flips and owns over 50 rental units. It's only $35k, is that low? And the length isn't set though I can take my money out at any time, he asks for 30 - 60 days notice. 

Mike I'll ask him for his last 6 HUD's.

So I was introduced to a guy offering 2% monthly return or 24% annually for a hard money loan. Is this to good to be true?

This guy comes with good recommendations and isn't a slick talker. My BS radar didn't go off when I spoke to him. 

I just don't know if that's a standard, good, great or to good to be true return for a hard money loan. 

If it makes any difference this is in Kansas City. 

Any thoughts?

I'm looking for someone to do general stuff like new floors, painting, fixing cement steps and replacing some baseboards. 

Who do you recommend in Indianapolis? Honesty and speed are important to me.
