Welcome @Michael Weis. I'm pretty new here also but highly suggest letting people on here help you. Yes, most people are trying to make a few bucks but if they make a commission then u got a house. 

My only advice is don't hesitate on a good deal. Oh and try to go multi family.

Is there a rule of thumb for determining what the utilities will cost on MF? I'm looking at a 12 unit but don't know what the utilities are going to cost yet. It's 8 2 bedroom and 4 1 bedroom, all the units are 1 bathroom.

@Jie Li I'm in California and have had good luck in Indy. I put my own team together and they've been incredible. I'm still looking for a lawyer but hope not to need one. I don't get anything from it but I'd be happy to introduce you to the people I've been working with. 

As far as turn key goes I've heard VERY good things about @Jay Hinrichs @Mike D'Arrigo and @Chris Clothier.  I couldn't start at their price points so I found my own mostly turn key properties and made it work. If u can afford turn key I personally feel it's worth the money ESPECIALLY for about of state investing.

Hi All,

When I get my first rent check I need to figure out where to put it. I currently bank with a credit union that will only allow me to have 1 checking and 1 savings account. I am able to have sub accounts like if I wanted to have a sub checking account for rent  and another for maintenance. My question is, do I keep this money at a medium size local credit union or open an account with a big or small bank? 

What do you do?

Also, is there a good template to keep track of everything money related for a property?  What about tax "stuff", maintenance and the like?
