@Roger Roth it's completely negotiable but typically they commission is fairly simular to what an on market deal would be.

@Bell Rosario there is no best way each person's situation is different. You definitely need to read a lot and meet as many people doing what you want to do as possible. Also don't jump too quickly and make sure that you cut your teeth on some deals with limited downside to you. Maybe invest in a syndication or a small multifamily to start and slowly work up to bigger and better deals.

@Mike Naccarato can't comment on Spokane but in general I think early deals need to be in a place you understand well so near home makes good sense.

@Sherman Dunn how much are you putting in? What are the details of the property? Can you or would you take more investors? Can you borrow the money somewhere else? Ie against personal home etc.
