I agree the Old Fashioned way is the best.  Seriously though face to face meetings are great.

@Todd Romero thanks for jumping back in and congrats on the marriage.  Thats a big deal and rightly should take priority over the RE stuff.  Lets just make 2019 our best years yet and not worry about what we didnt get done in 2018

I practiced law for 5 years before realizing that I liked the idea of law more than the business of law. I don't regret being a lawyer and going to law school but I am happy that I don't have to actively practice any longer.

Congrats on educating yourself. Make sure you pick a niche and focus on that. BP is great, but it can be a distraction, like anything else, if you aren't laser focused. 

 Idk how I forgot #248... seriously though yours was interesting to me as a multifamily guy and a syndicator myself I found yours to be pretty interesting.

@Jason Yarusi yes I agree you need to he focused it's not possible to do everything. The podcasts have definitely opened up my mind to new areas of focus but there are some things that some investors do that I have no passion for or have no time for and with out focus in those areas I'd make a mess of it.

@Reva Gorbaty if I could do it over I might not push to listen to them all, there were a few episodes that I could have skipped over if I hadn't had a stated goal to complete them all in a year's time. I don't regret it but if I were to do it again if just make a goal to listen to a couple a week and to get current over a couple years, it's actually a bit much to try to listen to what is likely 400+ hours of the show in a year.

@Joel Brose my next step is to continue moving forward. For the last 18 months or so I have been essentially full time real estate and or retired depending on who you talk to. My main goal for the next few years is to pad our cash flow enough that I am comfortable with my wife leaving her job. I think we could survive now if she quit but the goal is to be able to thrive with neither of us working a job. I love doing deals so I'll probably never quit that. Since I left my corporate job we have acquired about 60 units of apartments (12 unit, 19 unit, and a 32 unit) and we are under contract on a 41 unit that we will likely close in February. I also sponsored two syndications (an office building and a strip mall). We are also about to roll out a video podcast the old fashioned real estate show where we drink bourbon old fashioneds and talk about real estate. (https://www.youtube.com/channel/UCBAvh4gJ492q4-6v-fYStzw) The short answer to the question where do I go from here is to keep on doing deals and to have a ton of fun. To me the very best part of real estate investing is how fun it can be.
