I haven’t dialed in exactly what sub group of real estate Appeals to me the most. So for now If the numbers work the numbers work.
Welcome to BP and investing in Chattanooga. We have a local meet up on the fourth Thursday of every month it's called the Chattanooga Investor Happy Hour. Keep an eye out or dm me and I'll invite you to our Facebook group. We usually get about 40-50 Investors and it's completely free and pitch free. It's definitely a good opportunity to meet other Real Estate people.

It's still possible to buy cashflow in chattanooga. I have bought 22 units in last 18 months all of which cash flow and have another 2 units under contract currently.

Maybe I could tell you some of the up and coming part.
You should come to our investor happy hour next Thursday. It's a really great time.

@Saravanan Saravanan for sure. I have good management in my current markets but finding good management is tricky if you don't know a market well

@Aaron Hale makes good sense to invest in areas that you know. But It's possible to learn about an area by investing there or to pick an area learn about it and then invest there. Personally invest in Chattanooga/north Georgia and Metro Detroit Chattanooga because I live here and Metro Detroit because I have a friend who lives there and knows significant amount about the market. I'm from Grand Rapids Michigan and I have considered investing there but haven't done so. That being said I'm actively looking at additional markets and I might at some point choose to invest in another location.
