@Tim Halperin a lot of it depends on what you mean by multifamily. There are always a between 20-70 duplexes on the market in Chattanooga. If you are looking for deals between 5 and 20 units the selection is much smaller and those that do come on market are usually not amazing returns. Most of the real good deals in that group trade off market. The bigger ones 20+ are relatively few and far between but same kinda rule applies what does sell trades primarily off market. For what it's worth, I think duplexes in Chattanooga represent a great starting point since it's still possible to buy them in stable areas in the 100 to 120k range and get rents at or above 1% of purchase price. The lower end duplexes have even higher rent ratios but I wouldn't really want to manage those from afar. Welcome to BP.

@Jon Kelly  You got it right but as long as the annual interest rate was paid the equity would be split 75% / 25% if the annual interest had not been paid yet then yes everything after the 15K per year would be split 75/25 in your favor.  Obviously this was just an example but something along those lines would be where I would want to do the deal if I was you
