Are there only 4 different insurance agencies to go through? Or are those the only ones you want to work with?

Good post. I am looking to get my real state license too, but I had not heard of a Showing Assistant. Seems like a good way to get your foot in the door and learn from someone more experienced. From what I've quickly read up on it doesn't seem like you need a license. Look Here.

You might ask the agent, who told you about being a showing assistant, if you need a license for that job. 

I just posted a question on how to get a license online and one site suggested to me was: Real Estate Express or check with your Real Estate Commission of Florida.

@Charles Jones Thanks for the tips, definitions, and the point in the right direction! What online class did you take? Was that through your home state Estate Commission?

@Jared Viernes Thanks for the info! So it sounds like you can do all of the major portions online, but still have to be in person for a part of it - the exam? I know one of the tests is supposed to be open book is that the one in person? What do you mean by "hang" your license? I will definitely be going for the MLS as I would like to own rentals in the future.

Hello,

I am looking into getting my real estate license. I currently live in Asia, but plan to move back to Kansas next year. So I would like to do the license completely online now (as I cannot obviously be there in person) to have it before moving back if that is possible. I have been looking for what it takes to get one in Kansas, but I am seeing multiple sites along with different prices ranging from $150-650. Not sure which site is reputable and to trust. Any recommendations for a good sites to receive the license through or other pertinent information?

Also are real estate licenses transferable to other states?

Never used VRBO, but have always had success with AirBnB. My bro just recently us BnB in the Virgin Islands and was well pleased.

@Scott Trench I just got your book in the mail today and am already about half way through. Smart motivating info and material. I like your style and candor throughout the topics. 

In regards to your reply you said, "...will own about $1.2M in real estate, generating approximately $110K annually in gross rent, and approximately $40,000 in free cash flow (knock off $6,600 if you don't count the market rent that I pay currently to my own business)." I am still trying to figure out and learn Cash Flow. 110K gross is obviously before expenses, but where does the free 40K-6.6K come from? Is the 40K an annual figure and is it coming out of the 110K? Thanks!

@Cole Hagen Sounds like a great deal. Just curious though is this a place that you like working at and can really see yourself in 13 or more years? If so that's cool! On the flip side I'm just imagining how much I would dread everyday working at a company I hated with only that carrot hanging in front of me.

Sounds like a tough situation to be in. Some people just don't care about business or finance. It's like a math nerd trying to get you excited about calculus or quadratic equations or a language master trying to get you interested in studying hieroglyphics. May not be your thing and could be difficult to understand. See if you can make the situation analogous to her. Something she would readily grasp and provide a different perspective such as: making these sacrifices now will allow us to have money later so we can go on those awesome tropical beach or European vacations. This will afford me the ability to buy you more clothes and jewelry etc. Check out BP Podcasts episode 226 at 1 hour 5 minutes. David Osborn talks similarly about this same topic. Hope it all works out for you!
