Thank you Justin and Brian. Let me explain my scenario a little more. I do have a full time W-2 job. I have been consulting with one company for 10+ years on a part-time basis. I don't expect them to be financially viable after this year - hence, the consulting activity with that company will end. Just trying to figure out options going forward. Thanks all.

Let me add another question to this great discussion. Assuming you are qualified for a solo 401k and then you rollover assets from a former retirement plan A (to a new solo 401k plan) in 2016. Then you do no consulting the following tax year (2017) on- can you rollover assets to the solo 401K established in 2016 in later years with no consulting work occurring? So, in other words, you decide in tax year (2017) or later tax years (2018 on) that you want to rollover additional funds from plan A (because you only rolled over a portion) or you have multiple former retirement plans (i.e. plan B or plan C) that you now want to transfer to the solo 401k established in 2016.

Hi BP Community,

I could use some advise on options available for retirement accounts from past employers. I do have a few accounts available and I think it's fairly easy to rollover into a Self Directed IRA using a custodian. The question I have is whether I am eligible for a Solo 401k which has more advantages. While I do have a full time job, I have been consulting for years and have income from that activity. Would that allow me to use a solo 401k and rollover assets from past employers? Obviously I should also talk to an expert - if there is anyone folks recommend, please let me know. Thanks in advance!

Thanks for the comments all. @Robert Leonard - thanks. I agree that it's hard to imagine the colors. I did drive through the neighborhood. So far, I have come up with Summit Gray from Sherwin Williams which is a medium color.

Thanks for the input @Chris Herman - what is the brand for sugar in the raw so that I can look up?

@Mags S. - is there a particular green that you like?

Hi BP Community, I have a rental that was built in the early 1990s (Maple Valley, WA 98038). I purchased this from a wholesaler over a year ago, replaced the roof and fixed up interior prior to renting. I am now planning to paint the exterior of the house which is in desperate need of paint. The exterior is a light pink color and fading/peeling. While I am not great at picking colors, pink would not have been my choice even in the 1990s. With that said, are there any favorite neutrals (light browns or grays) that individuals use on their rentals? Any other colors I should consider? I have included a link to the property. Thanks all!

@Account Closed - thank you for your thoughts as well. So, I do manage my 2 rentals and it hasn't been too time consuming. I would like to keep it that way especially as I work to acquire additional properties and balance a full-time career. WIth that said, thank you for your thoughts about managing time and the potential impact with older appliances.
