Thanks for the suggestion of some of the larger carriers, I'll keep them on the list as well. Is there one that is the most reasonable for pricing?

@Derek Lacy - Didn't realize it would be a mark for that many years but at the same time not surprised.

Are there any brokers that you know of that work out in Washington State? In the past (prior to the fire), I talked to Pemco but they wanted me to move car, home, etc. to them. Just wasn't worth it at the time. I'll look around and see who I can find.

As far as misrepresentation, I hope you are not seeing people doing that! Insurance companies are not making money by willingly paying claims. A misrepresentation could be a big mistake when insurance is needed.

I have a SFR in Tacoma and just got a notice from my insurance company (First American Insurance/American Modern) that they are not renewing the policy. This is based on a claim related to a fire caused by the current tenant. Any suggestions on my options going forward? Anyone have any other insurance companies that they would recommend? Will there by any issues I need to be aware of in trying to get insurance going forward? Thanks all.

Thank you @Jennifer Beadles for some valuable tips and insights.

I've also purchased the book as I'm interested in investing outside the Seattle region due to the ever increasing prices here. With that said, I do keep moving further south for cheaper prices and I've got 2 houses (one a short sale and the other a foreclosure) under contract and should close on one of them in mid-January. What I have found is that as I'm building my portfolio locally, I'm a more important client to my PM plus I know local contractors and hire and manage projects when acquiring new properties and I am able to get this done extremely cost effectively due to those relationships. Being able to replicate this elsewhere, is obviously not likely or will at least be difficult. With that said, finding better cash flow is very appealing and some of the stories we are hearing makes me want to consider that.

I do find @Michael Swan aka Swannys story on his BP podcast inspiring on how he did that - I did previously speak with Swanny over the phone and he is straightforward on his challenges and how he worked to get where he is - thank you for that Swanny! Also, David Greene's podcast was interesting hence my ordering of that book. With that said, with the challenges I've had locally with my portfolio from firing PMs to an actual fire in one of my houses, I feel that if one invests out of state, you have to go there on a regular basis and build a large enough portfolio to justify that - definitely not a 1 off in multiple markets as you most likely are going to pay retail for everything and just won't be engaged in that market which involves effort. Hence, my thoughts are focused on the commitment of regularly traveling to another market, building and maintaining relationships, and making sure that your investments are being properly looked after.

Hi @Vera Herlihy - my understanding with the company is that this is a BRRRR turnkey. What I mean by that is one purchases the property (cash) and pays for the rehab (cash). The company does the rehab and places the tenant. Then you can refinance and pull most of your funds back out. Is that your sense? Thanks.

Hi Suzanne - I'm currently working on a roof project in Tacoma as well. My regular roofer disappeared on me so I've asked around and have the following 2 contacts: Washington Roof Solutions and Hawks Remodeling. Washington Roof Solutions is a slightly less expensive but they are booked out until October. Good luck.
