Also worth mentioning that some smaller, local banks may offer HELOCs on rental properties. I found one in Arizona years ago but have not had luck since but I know they are out there.

@Matthew Nicklin Great advice. Consider the market and adjust accordingly. While upgrades certainly give you more curb appeal and a potential advantage over the competition you need to ensure you are not putting too much into a home.

As a property manager I am (naturally) somewhat biased towards keeping a property and renting but agree wholeheartedly above. Renting can make sense for a lot of people but not all. Purchasing lower-cost properties that provide regular cash flow might be a good option for you. I'd continue to weigh out all options just as you are doing. Best of luck!

@Paul De Luca this is a great suggestion. Jeff, I too would advise this book. I would also connect with a local property manager. Even if you are self-managing a good property manager should be willing to share insight beyond your initial questions about tax deductions and depreciation. Best of luck to you!
