We've been fortunate from a rental standpoint and have had very limited instances of renters not being able to pay rent. Of course this might change in the upcoming months. Rigorous screening and thorough background checks definitely help but won't guarantee your tenant will always be able to pay. Surprising to learn active rentals are down by that amount for sure though.

Having a strong realtor or property manager (i.e. 'boots on the ground') in another state is one way to help protect yourself as you navigate investing outside your market. Make sure you do your homework and find the right people to help represent you!

The good news I'm seeing from this post is that it is never too late to start investing in property, it all depends on when the timing is best for you.

@Assaf Arie couldn't agree more regarding your property valuation process. We are constantly evaluating value-add propositions for our clients who are considering adding a property to their portfolio. Having a different breakdown of different rent scenarios is extremely-helpful.
