@Aigo Pyles You make an excellent point about the investment of time. If you have the capacity to self-manage and can do so effectively it might be worthwhile to do so. Be sure to consider the value of your time and effort involved however and make sure you allocate for this when making your decision.

Adding the prospective of a property manager, I would echo what was stated above in terms of the time, energy and overall problems potentially associated with managing homes in a higher crime area. The amount of maintenance alone usually associated with these properties might become a huge problem. definitely be careful with this decision.

Unfortunate that this happened to you but agree with both posts above: maintain 1 months rent unless/until property is rented, document EVERYTHING, and move om to the next quality tenant. Good luck!

This might seem like an overly-simplistic suggestion but maintaining the property and providing a safe, clean home for tenants goes a long way in motivating people to do their part. There are some great suggestions above and I also recommend inspecting the property a minimum of twice per year/lease. Showing your interest in the property and maintaining things appropriately has served me well with all my tenants. Best of luck!
