@Roy Gutierrez are you finding more hurdles to clear when attempting this on an investment property versus primary residence? I've had this question asked several times recently by investors I am working with, still trying to determine how this all works.

As someone who has utilized a portion of my retirement money for investment properties I can attest that it has both benefits and drawbacks. A Self-Directed IRA, as mentioned above, will allow you to purchase investment properties but be sure to do you homework if considering this option. My advice if you are considering would be to utilize a portion (but not all) of your 401(k) for rental homes.

@Robi Schreckhise Great question. A little hard to say what this will mean for the future of rental pricing pricing though. Although the availability of active rentals may be decreasing demand for the Charlotte market still seems high with many relocating to the area. At a minimum it would seem prices will remain steady unless or until the demand drops significantly.

Cash flow and capital appreciation. There are many other factors to consider of course but I would argue these are vital.
