Matthews is a great spot with a fair amount of new construction. It also fits your criteria of being within a 25 minute drive of the city for sure. I would also look at Union and Cabarrus counties. A great time to be looking into the Charlotte market though!

I too have had success with turnkey investment properties in terms of quality of tenant and securing long term leases but definitely agree about the limited appreciation. As stated above it really depends on your personal style and strategy.

Location is everything. I agree with Ryan..make sure you know your neighborhood when preparing to invest. A security system works in several of our homes but is not feasible or economically viable everywhere.

In my opinion it is a good practice to put affordable (yet durable) flooring in place. The problem with installing a cheaper floor in a rental property is not only the potential need for a quick replacement but also the quality tenant you are trying to attract. While you don't need to put in luxury flooring it is a good practice to find something modern and durable.
