Hi @Chris Mendoza! It really just depends on what you are hoping to achieve. Are you looking for instant monthly cash flow? Are you looking to really capitlize later and do buy/hold? Personally, if I could go back in time and house hack...I would be all over it! Even if I had to do a SFR and rent out the rooms to get the mortgage paid and/or give me a little cash flow...in my opinon you cant lose if you purchase in an area with good rental rates. Once you get a better idea of which direction you'd like to head..let me know..I am happy to help along the way.

Hey @Keith Dickerson you are certainly in the right place. Bigger Pockets is truly a wealth of information. I'd def recommend you start by figuring out which direction you want to go as far as investing. Single family rentals, buy and hold, wholesale, etc. There are tons of diff avenues and its best to pick a direction then go from there. Once you've decided would work best for you...use these forums! The forums are gold mines...you can find knowledge on any topic your heart desires! In the meantime I am happy to help in any way I can. I bought my first home 3 years ago and since then have aquired a rental property and become an agent, so I've seen several sides now and learned a lot already.

oh dang, nvm. Just read your response. Even THAT didnt work?! I am shocked! Sooo youre telling me people who sit on acres w/new home build either purchased the land outright or bought from a builder?!

Question...do you happen to know if it becomes an option to get a loan for raw land IF you lump it with a construction loan at the same time?

Hi @Kevin Gonzalez! Welcome! Houston is really a great place for buy and hold right now, certain areas at least. You can get in now and expect appreciation to happen pretty quickly. Are you interested in single family homes or condos/townhomes, etc? I can shoot you some zip codes to check out if you are interested.

@Gary Williams great advice listed above. If you do have your heart set on townhome/condo...you can get 2-3 solid options with 50k OR completely buy 1 outright with the 50k. I can send over some options if you like. What area do you live in vs want to invest in?

@Tom Parris I love the idea of the long term furnished rentals for corporate folks. I am seeing it a bit more here and there and am super intrigued. Do you know anyone who has succesfully done it?
