I have this 2-story 4bd, 1 full and 2 half bath SFH under contract and I'm looking for a cash buyer that I can assign it to. The closing date is August 1 but I need to get an assignment contract in place no later than July 4! The home is located in a good area of Aurora, IL with several parks within walking distance. It's currently occupied by a tenant who will be moving out by the end of July (however, it may be possible to keep the tenant if you're interest is keeping it as a rental, current tenant is Section 8). It requires a light rehab consisting mostly of paint, flooring and minor kitchen and bath updating. It has one bedroom on the first floor, three on the second floor with a large laundry room on the second floor. There is the potential to finish the basement which has been professionally waterproofed and has a 1/2 bath in it! Here are the details:
Asking price: $84,000
Repair Estimate: $15k-$18k
ARV: $140,000 (based on these comps that have sold in the last 30-90 days)
Comp #1- 814 Pennsylvania Ave, Aurora, IL 60506, 3 beds 2 baths 1,450 sf sold on 5/12 for $149,000.
Comp #2-750 Pennsylvania Ave, Aurora, IL 60506, 3 beds 2 baths 1,300 sf, sold on 3/31 for $147,000

Hello,
I have my first wholesale deal under contract with the seller. What is the best way to find cash buyers (Craigslist, REI Clubs, BP, etc.)? The home is a 4 bedroom, 1 full bath and 2- 1/2 baths with minimal repair work needed ($15k-$18k), it's located in a decent area of Aurora, IL.

Thanks for the reply and the words of encouragement, guys @Josh Mitchell & @Justin Pillion! I know it takes time, consistent effort, and a good amount of rejection before getting that first deal and I intend to stick with it until that happens. The list I purchased was for all of DuPage and Kane Counties but I'm finding most of the leads are coming from the Aurora and Elgin area. I was originally planning on starting out in REI by flipping houses in the Aurora area but I thought it'd be best to get the wholesaling machine going first for steady income then branch out into flipping. I guess my biggest uncertainty at the moment is; am I calculating my offers correctly? I basically use zillow and research comps in the area then make an offer of 70% ARV - repairs - my profit. Is that a sound calculation for the Aurora/Elgin market? I'm also not sure of the best way to submit an offer and what forms to use. I've been using a simple one page purchase agreement that I found online. Also, at what point to you recommend building a buyers list? I've read and heard that find the deal first then focus on finding buyers. I appreciate and feedback! Thanks.

Hello,
My name is Josh Halagiere and I live in Naperville, IL. I've been interested in REI for several years and I recently took my first active step towards a wholesaling career. After listening to hours of podcasts, watching countless youtube videos, and perusing the BP website, I bought my first absentee list from listsource in February and I've sent out two rounds of direct mail postcards through yellowletters.com. I've received a pretty solid response rate from the mailers of about 1.8% and I've made several offers, none of which have been accepted, yet. I'm feeling a bit overwhelmed and discouraged but I REALLY want to make it in this business and I'm determined to get my first deal, ASAP! However, I'm left wondering if my goals and aspirations are realistic and attainable? Am I just in that self-doubt stage or is my instinct telling me something I don't want to hear? Any feedback from successful wholesalers in my area would be a huge morale boost! I'm targeting absentee owners in DuPage and Kane Counties with >40% equity.
My long term goal is to consistently wholesale 1 home per month and rehab/flip 2-3 homes per year, eventually having a rental portfolio that will generate a minimum of $500k per year. I have a construction management degree from ISU, I've worked as a carpenter, project manager, and county inspector.
