@Jaredith Mize happy wife happy life ---- if this is a long term plan start small with a single family.  If all goes well my gut tells me she will get addicted to the high of cash flow and want to continue on... and maybe go bigger in round two.

@Ryan McKean im not local but I can bet most will tell you '3 miles from campus' is too broad to get an accurate rent estimate... #BRs Baths and narrow location will be able to help there... jump on zillow, or trulia and see what other LLs are asking for in the area where you are looking...

@Michael Glaser go on airbnb and see if you can find a comp... hit the owner up and see how the heck they are going... 

Is it big enough to host events?  Corporate retreats, weddings, birthdays, graduations... do people spend way too money on those things in the midwest like we do in the Northeast??

If this is deal is going to tie up the last of your funds to invest I may steer clear... 

but if you have money to burn might as well give your full due diligence...

@Dan H. on Dan's side here --- you can do better with 60 K to invest.  You ran your #s correctly... cap ex is huge - boiler is going to go - roof - ect... 

Other than that your # running was good... do 5 deals a day and offer on the ones that make sense for you...

@Erik Pfundstein  Shoot down to home depot 10 minutes before it opens Saturday morning... There will be at least a few dedicated contractors drinking coffee waiting for the doors to open.
