If someone leaves then the security deposit stays with lease/rental.  Those two people should have work out any payment between them.  Never return security deposit to be below the stated lease amount.  Sounds like C was fully removed from the lease.  Was D full removed from the lease? If so, then write one check that includes both  A and B names and let them cash it at the back and fight over who gets what. Remember you have 1 lease and 1 security deposit.   If you did individual leases with each of them then its a different story.

Metal will last longer but. There are metal shingles and standing seem roofs.  Blending in to the area.  Metal will cost you double if not more. If you go metal I would have a company install it for you. The edge conditions are really diy in my mind.

You are required to have 2 egresses from the bedroom typically.  There are specific window requirements as well.  Verify which local building code you are under. But here is a link to 2015 IRC.  see section 310.

Don't paint brick, once you do its now a bigger maintenance issue.   Add some color.  A nice medium gray, black, maroon/burgundy could work.  Pick a color that works with the roof too.  Hard to tell what color the roof is.  Go to a paint store and get a color fan wheel and look through there and hold up the fan on the house to see what works.  Silver blue may be cool?

This is a lot to take on if this is your first flip.  This is a material cost and quantities math problem.   I would have a General Contractor walk the house with you to get some numbers.  If you want to get a rough ballpark throw $50 to $75 a square foot at and then add 25% for contingency.  This does not include your holding cost like utilities and loan payments etc.

I provided curtain rods at all windows and mini blinds at the bedrooms.  Depending on size I cut the bottom extra blinds out and saved them.  When they break them I get one of my kids to string them!

I think your contingency is low.  I like to see a high ~25% contingency for low dollar amount of projects.  This gives you worst case.  Know what you can buy for this amount.  Its good to see you listed it!  This is really a  unit cost and quantities math problem.   A lot depends on the level of finish you choose.  Always get multiple quotes.   I would want to know why this investor is selling the house now.  Has he discovered a problem and now wants to dump it?   You will save some demo cost.

Make sure you factored in your holding cost for 120 days.  utilities, loan payments etc.
