Being able to use your income is pretty unlikely until you have 2 years of tax returns. I've ran in to this with clients and could not find a lender that didn't require 2 years.

I can't speak to all of NC, only the triangle area. Still a sellers market, houses are moving pretty quick. Investment deals, at least for flipping, are hard to find and people are paying a lot of money for investment houses.

Could you explain a bit more about how you utilize both LD and Listingstoleads? 

Do they integrate pretty well once you get them set up? I like the idea of having facebook leads automatically entered in to a CRM, and the text campaign sounds like a great tool.

Are you working with an agent? If so, they should be able to recommend someone. If not then I would just pick someone with good reviews I guess. Honestly they're all fairly similar - they usually have pretty specific training and are pretty nit picky (good for buyers).

@Eric Weireter Thanks for the breakdown. I've been trying to famialarize myself with Durham and what's going on there. That seems to support what I have seen already, very helpful!

I'm in NC if you need some help in the Raleigh area. I'm curious though, what exactly is your strategy with these properties? If they're auctions then most other investors will have already seen it.
