Find a good realtor. If you give them repeat business both buying and letting them list your houses they will show you as many comps as you'd like.

My why is financial freedom and the ability to spend more time with my family. It's not easy work but there is a lot of potential to scale the business model and it can become fairly automated.

Starting an LLC offers you another level of protection from liability. I personally don't think it's worth it if you are just a single agent, your firm carries E&O insurance that covers most liabilities. LLC's in NC run about $200/year, being a realtor is expensive enough without this extra cost. I have an LLC for investing, but do not use one for the Broker side of real estate.
Of course, I would recommend speaking to a lawyer and accountant to see the best way to set up your business - everyone's situation will vary.

Adam is correct, all brokers must work under a BIC. In order to run your own show you must have 2 years of experience, and get your Broker in Charge license. This requires more classes and another test.

The market in the triangle area is very strong right now. Homes are in short supply, driving cost up across the board. Investment deals are tough to find, and will need to be found off the market right now.
I was born and raised in Raleigh but live in Fuquay now. I know the area well, but it can take a while to know all of the areas that you could potentially work in. It's a huge area and the markets can vary greatly between different towns and suburbs.

Yes. We use docusign almost exclusively for all real estate transactions.
