You can tell if they are in good locations and would be desirable to rent by looking at them.

Are there ever any properties that you drive past and just want?

There are a few small multifamilies in areas that I drive past and think to myself "I would love to own those"

While probably being great cash cows for their owners, any suggestions on any non creepy way of finding out who the owners are, but then approaching them to see if they were open to selling?   Any success stories out there as well on situations like this?

If you are looking for the student route, there are usually a few for sale around Gannon, maybe on the outskirts which could be areas you are looking to avoid though

@Byron Scott Congrats.  Its funny, I stumbled onto BP a few years ago and it has been not only foundation in real estate education, but also entry into personal finance and onto other blogs/podcasts, grinding reading all I can, turning my drives into a classroom.  Its amazing how wonderful this place is.

Keep reading, listen to podcasts, read books from the library, talk to local ppl you know who are in real estate. Figure out your goals, endgame, your why, work backwards and you will get there

Tough crowd for those who say boot her.

Jack up the late fees, give her ideas like automatic payments, google calendar reminders, etc.

If shes not trashing the place, good otherwise, keep her.
