50, 000 for a new 4160 - 480/277 WYE dry transformer, switchgear, and main breaker. And that is just equipment costs. 

I think I need about a 100,000 price adjustment.

But seriously, does anyone really want strangers passing through their back yard?

People today are too stupid to even know not to watch someone arc weld. This is an industrial property, it's no place for garden parties, and fudgepacker festivals

Buying these kind of things is a lot like being in a dysfunctional relationship. Whoever lets their love show the most loses.

The only way to win is to always be postured to look like you're going to walk away.

I don't know about Vegas, but all the gambling in Pa has really hurt AC. They even shut the power off to The Revel

It's out of my league.

I was getting some stuff notarized yesterday, and while chatting with the notary he told me that his mom is selling the industrial park his dad built. It's a nice clean modern complex (The kind of place that I'd get thrown out of) in a good area of Bucks County.

If any of you Big Time Operators are interested, let me know and I'mm pass his info on.

Run it like you stole it.

Cash flow it out with recovery housing or student housing, and don't spend a cent on repairs.

If 1st won't negotiate, buy it back at auction after the kids and the recovery house people have roughed it up.

Really, I don't see how they could be "good" even if he did have the power restored after the flood. Even if he had someone pull the cutouts before the water got to the transformers, they had to be still at least warm when they went under.  They had to suck some kind of water in.

Just because he sent Billy Bob out there with a hot stick to close the cutouts, and the lights went on, doesn't mean that they are "good"
