Property owner wants me to make an offer and get the property under contract before I can do an inspection of the electrical room. Just from looking around, and the size of the electrical room I'd say between the 3 transformers, there must be about 500KW in capacity.
The cutouts are pulled at the pole, and I know these transformers went under water. Owner is claiming that he had the power on since the electrical room went under.
Not to mention the building is from 1960 and if the transformers are that old, they could be an environmental liability.
How can I put a number on this place with such a huge unknown factor?
I'm thinking I have to figure them as a worst case scenario, and really low-ball my offer

Yeah well I'm not running a sidewalk cafe, or a micro brewery.
I come home with stuff that looks like this sometimes, and I don't want an audience or children running around trying to get hurt.

This sounds like something the crackhead hooker that rented from my mom would dream up when she was just a coke head hooker.
Granted she was a smart hooker, but now she is in a home for wayward women, and I've been watching her cat for like 4 or 5 years.

Do you have an AMP Clamp?
Start clamping around and see what's drawing high amprage.
As far as the water heater goes, does it have one element or two?
If it has two, amp clamp the leads to the elements when it's calling for heat. The dead element will read zero or something close to zero. If you find a dead one, double check to see if it has voltage with a volt meter.

Electrical resistance heating devises (Like a water hearer) are 100% efficient until the day they die. If you lose one heating element, it will use less electric, and make less hot water.
Look more to your AC-Heat Pump
Other than that, unless you have current flowing to ground (Very Rare) your tenant is doing something stupid, and with tenants, stupidity is boundless

Personally I like to use cash. But there have been times I needed a bit more money to make a deal fly. Sure t was more risky, but all business is risk. If there wasn't risk, everyone would do it.

Does it bother you as much as it bothers me?
I recently looked at an industrial building that had an old rail siding. So I followed the tracks up to see if the line they came off of was active. The tracks looked like they hadn't seen any traffic in years.
So anyway, while doing my due diligence, I found out that there were plans for a "Rails to Trails" for that line.
All I can picture is environmental do-gooders on bicycles and copper thieves having access to the back of the property

Lots of stuff in commercial properties.
As far as residential goes, I had a bunch of "mud legs" welded up when we were repairing boilers for The Housing Authority of Perth Amboy.
So yeah there is plenty of welding work in real estate, but mostly in larger projects

Every state is different. Michigan charges $50 to register, and $25/year to keep current. In states like CA, you need to take out a mortgage to register one...then a LOC each year to keep it current.
