Dropped out of high school as soon as I turned 16. (I loved reading, math, science, and history. But no way was I playing "Mother May I" with a bunch of dumb "F")
Worked as a mechanic, millwright, heavy equipment operator (Family thing for generations).
Ended up as VP of Operations for an Engineering/Construction company that designed and installed industrial/municipal waste-water treatment equipment.
Went on my own quite a few years ago. Mostly rigging, but I really don't turn down any opportunity to make a buck.

I just tried to make an offer on an 8 acre industrial property that while technically isn't in a flood zone, during my due diligence I discovered it has flooded twice in the last 10 years. First time was 2 feet deep, and last time was 8 feet.
It has a large industrial complex on it (Vacant) totaling like 115, 000 sq ft.
Asking price was $395,000 Taxes are around $15,000 a year. Been on the market almost 3 years. I offered 10,000. Realtor thought I was joking.
It's not good for anything but a material storage yard for stuff that won't get hurt in a flood, and the building needs demolished to knock the property taxes down.
I guess they are looking for a sucker, or maybe a guy that builds Arks in the mountains.

If it's in dispute, they usually put a "hold" on the money so there would be no payment due on the disputed amount.

Yeah I'm still looking in the area. Really serious about a building in Berks right now. I've got meetings with Zoning & Planning, and Economic Development setup for next week. But who knows, that could all fall through.
