It’s strange how it works. My condo in PCB is about 75%airbnb 25 Vrbo. My house in Orlando was 95% Vrbo and only had a few Airbnb guest ever but with the virus I lost a ton of bookings and then when my calendar opened back up my last 4 bookings have been with Airbnb so I think when your hot on the platform you keep coming up in rankings.

Right now my PCB place is cash flowing a bit better! Without Disney Orlando is gong to be a bit a challenge but I feel like we are making some progress. My place has been booked the last 3 weeks and some of June is booked back up just not at the normal rates. The thing about the market in Orlando is how cool can you theme the house up. It’s really incredible how much home you can get for the money with a pool. My PCB condo is pretty much Booked for the summer. Orlando is just a truly year round season when things are normal so that’s great about that, and with Disney only being closed 6 days in 49 years it seemed pretty safe but things can change I guess. But if you were looking for a deal right now it might be worth looking into.

When you put in your dates on Vrbo/Airbnb it actually averages out the rates for those dates and displays what that is so it’s not confusing anymore or give you that bait and switch feel. I agree a year or so it did use to put the lowest rate of the year then you would book it for 4th of July week and it would be 5times higher when you looked into details but not any more. Take a look for yourself. And Airbnb actually shows the total OTD price when scrolling through the listings so it’s a lot more transparent now.

Yes my beach condo in PCB is Packed for summer. I lost all my bookings at my Orlando home but I have had it rented the last 2 weeks plus I have had a few bookings made for June and July but that one I think will be a struggle till Disney is fully going again.

I have a condo in PCB and I have a large 7br sfh in the Disney/Orlando area. The condo is way easier to manage vs the sfh home. The hoa covers so much that you would typically have to worry about with a home. Plus you can’t beat the view of a condo right on the beach! Also with a beach house I think they would be harder to rent when not in the prime summer season where my condo is rented pretty much year round with smaller groups still doing weekend trips. Mortgage rates will most likely be higher on a condo vs sfh though.

That’s what great about using dynamic price tools it finds dates that have more demand that are worth more that you might not think about.
@Michael Baum if you are doing flat pricing and not doing it dynamic you are leaving a ton on the table July 4th is worth more then July 7th for example.

The beach is rocking for my PCB condo and even with Disney closed I have had 3 renters in my Orlando house and just got a instant booking for June a few minutes ago

I know you have said a few times about you not being a fan of dynamic pricing but you have mentioned it a bit more lately have you started to use a pricing pricing tool or are you still doing it manually. I use beyond pricing and I have been a fan personally.

I know bay county already submitted their plan Below. I think hopefully we will be getting going here soon. I think the gov realizes how much the panhandel relays on STR as they really don't have a hotel infrastructure like other resort areas of Florida.

I think the markets a bit different in Orlando since so many people that own these homes are foreign investors that rarely ever see them they are more of a way to park money in the us. So you see a lot of them for sell but at high prices so they only will sell if they can get that number. That was my experience I noticed when I shopping before I purchased my home there. I made at least 10 offers before I found someone that wanted to play ball.
