Has anyone had people book your home for a longer period. I just changed my Vrbo title for my Disney home to. (Social distance yourself in style in this Amazing 7br Resort Pool home!)
I believe we might see in uptick in people requesting our homes for longer times to self quarantine themselves. I just had someone book our home for this week starting today and had an another inquiry for 12 days but they haven’t responded yet. I think if people are going to sit around the house they might as well do it in style with all the amenities. I was going to try my best to see if I can recover the huge amount of cancelation after Disney closed. My condo in Pcb on the other had I had a few people ask what to do if they put a travel ban in place but if everything is good they are still planning on coming.

A lot of time your cleaner and maintenance people will let you provide their info. That’s What I do and in my check instructions I say if there is an issue that requires local attention please contact them.

I own a condo in Pcb and self manage it and has done well for me. I originally was looking to buy in Destin but bang for your buck and ROI is going to be better in PCB. I prefer west side of PCB near pier park.

After Disney closed lost 4800 of booking for my home in 20 minutes then tonight it looks like they are banning travel from the uk. I have a guest checking in April 1st for 18 days that canceled. That was a really big one.

You need the RemoteLock software to do this 6 per month per lock. Integrates into Vrbo and Airbnb to send code for dates of stay automatically. You will need to get a zwave lock with a Vera edge (I recommend a York yrd216) or a RemoteLock WiFi lock. I really am happy with it. Get an alert first time guest checks in and when cleaners come etc you can set all types of reports up to help you remote manage. I am not a fan of having the same code as think you set yourself up for a big liability if something were to happen.

I own a condo in Pcb and still have had bookings come in. I even had one want to rebook my unit since he canceled a trip to Japan but I did not have dates open he wanted to book. I think we might even see a rise in drivable vacation destinations this year as I think people will want to avoid air travel.
As far as the numbers what do you mean you need to rent it 52 times to break even. That seems like a strange way to calculate numbers as people book a few days or a week or more so bookings can very by value.

What building is this in, that can make all the difference. hoa seems really high. I own a 3bed condo at sterling breeze and that’s 675 a month but includes all utility’s other then the power bill. Insurance should be pretty cheap as you are only getting a interior coverage policy as most hoa cover exterior. You have gas listed I do not think any of these condos have gas as an utility. They are all electric for the most part. Is this building considered a condo-tell that will make your financing options a bit different then typical residential loans. I do pretty well on my numbers. I started self managing it in October. Owned it for 2 years but previously had a PM.
