Every realtor is going to say you need a license. Every wholesaler will say you don't.

The law in Ohio is a grey area, it is open to interpretation.  If assigning is truly illegal then why do dozens of title companies in Columbus alone still do them for unlicensed individuals? Wouldn't they be at more risk and have more to lose then little old Mr or Mrs Wholesaler? How about a double close, you are actually BUYING the property, not facilitating a sale, regardless of what you do with it after you make the purchase. Agents and Brokers don't buy their listings then resell them.

Basically, if you don't feel comfortable wholesaling without a license, then get your license. Sitting in a class for 3 weeks is going to stink, but a small price to pay for peace of mind.

I would call the title company you plan on using and ask them what they charge and how much title insurance will be.

@Caleb Mclamb , my answer to your question was going to be "partner with an experienced flipper" before I saw that was your plan.

Nothing is better then real life experience.  There are so many things you don't know you don't know when you're getting started, and that much money can be dangerous if you get into a position you could have avoided.

We had a guy once who told me he wants $300k for his property worth $150k and that he was big league and we could never do what he did, then he hung up on me.  Turned out we had bought a property right next door to his as a rental about a month earlier.  I really wanted to call him and say "Hey were neighbors, I guess we're in the same league huh?" haha

RE: original question. I haven't refreshed my original yellow letter list, but when I do, will probably do that process manually. Out of my 1000 I probably have 40 on the DNS list, so hopefully it won't be real time consuming.

 I had a gentleman leave a voicemail message yesterday that made me laugh, I quote "If you send me another letter I am going to sue you for disrupting my happiness and my contentmentness (yes he used that word)"

I just want to tell these people "You could just throw it away next time."  It says right on it "Call if you are interested in selling your house".

I would imagine that there is a way to scrub your list. Maybe try importing it into the same spread sheet. If your software is "smart" enough it should tell you that you have duplicates and give you the choice. 

A little bit of a problem.  I have just been deleting them, not keeping track.  So I only have their absence, lol.

I have been doing mailers for just over a year and I always get the "take me off your list" calls.  I always do take them off my list, but now I am getting to the point where I need to refresh my lists.  How do other marketers deal with this.  Do you keep all of the "Take me offs" and when you refresh your list you manually go in and take them all off?

Even with the standard yellow format postcards I get threats to sue me.  Now I don't think they could or would sue me but I don't want to intentionally upset anymore people.
