@Steve Rozenberg I like the idea of listening to audio books for a certain amount of time a day, and the why rather than the how for now. Do you have any recommendations in audio books I should take a listen to?

@John Moorhouse I also thought about buying multi-family properties in C class areas and renting out to section-8 tenants.

When I turn 18, would it be a good idea for me to start working my credit score up above 580, save 3.5% for a down payment with an FHA loan and try to buy income properties asap? Does that seem like a good idea, because thats what I have been thinking about doing. I know I should get my credit score as high as I can, but since I will be so young should i skip the FHA and go for a conventional 20% down mortgage?
I want to get a game plan going so I can set my goals to help me get there. Duplexes are pretty common in my area. Right now, and i know that market is high, I can find decent duplexes for about 125k. I want to do a BRRRR type deal.
Thank you to all, John. If you have any other questions for me I will respond as soon as I can. Everything is helpful to me!
@Patrick Snyder thank you for your advice!
What advice would you give to someone that is in their teens and early 20’s. What would you suggest they learn, focus on, and any other advice that comes to your mind. Also how may you suggest they get a good start in real estate investing when they turn 18 and can take out a loan?
Thank you to all who respond, many of use will find this very helpful, John.
@Jason D. I dont think a college degree is that useful anymore, most of those job markets are really flooded and not job seeking at all. I feel trades are the way to go now. My uncle is a welder and very financially literate he saves his money and takes overtime twice a week and for 10 hours and Saturday for shutdown. On over time his making ~$75/Hr. No college degree, just on the job training.
