as far as secure lines of credit you will need to have other property or a business to put up as the security.
What kind of projects are you working on?

So you mean you don't have a lot of Equity in that home to get a Line of Credit on?
Have you considered finding a local flipper to work with and learn from them?

Those are some Woes indeed.
I don't know how things are done in the town you are in, and things vary with property managers from location to location.
If you don't have trust in your relationship, you don't have a relationship.
If the trust is gone, then you should start to look elsewhere.
OR talk it out. Ask is this the way the normally do things?
Call other property managers in the area and see how they do things?
I have heard some Property Managers call over everything and others have an agreement if to fix something it cost less than XX dollars they are allowed to fix it.
Does the company not have a maintenance crew? A good maintenance person could have taken care of the fridge issue.
I am sure you also figured out that laying peel and stick tile is not a fun thing to do.
How long did it take you to do the job?
Did you use the same tile that they were planning to use?
Did you get multiple bids?
You should always get 3 bids, if you really aren't sure go for 5 or more.
How big is the current company?
What are you thinking for going forward?

You need to consult a lawyer.
With the financing regulations that are in place, you need to know Area specific regulations.
