If you are good at customer service and like a high speed atmosphere. Then maybe leasing agent is something you would enjoy.

You will learn a lot.

It is a struggle.

First off the 2% rule is not a rule. It's a guideline. It's a guideline that doesn't always work.

You should use the Rental property Calculator. It ask you the questions you need to answer. You need to factor for property management.

The goal is good, just make sure the math works.

That is a good go getter attitude.

Can you? Yes. Should you? Maybe. Could things fall apart if you grow to quickly? Yes.

One of my friends bought 6 SFRs last year. She isn't full time.

I don't know Utah, but what kind of market are you living in? Do you want to invest locally or an hour away? Or 6 hours away?

It is possible, just don't buy a rental just to add another rental. Add a rental that works for your long term goals.

I don't know what your current situation. 

What kind of business do you want to have? Rentals? Flipping? Wholesaling?

Each area has over lap, but sometimes you need someone who specializes. Like a contractor or leasing agent.

A team should be built on things you struggle with or can't do. For example, not many people like bookkeeping. 

Sometimes the best way to network is "Hi, I am new and......"

When it comes to investing with you 401K/IRA. Talk to a professional.

As far as the rest, where you think it will take 2 years to get a place. That is a good time frame. Save look into first time home buyer loans.

You know it is not going to happen over night.

Now you just need to plan accordingly. 

What will I do today, that will pay off in 2 years?

Know your budget. If you don't know where every penny is going then you find it harder to meet your goals.

Nice doesn't mean good.

Still do a back ground check.

Are they responsible for a portion of the money? Or does the government fully pay for them?

How nice is this place?
Do you want to replace everything when they move out?

How safe secure from breaking is everything currently?

I am not a lawyer. And in Massachusetts it might be different.

In Illinois when you make an offer via an Agent you can make a seller financing offer. Not necessarily going to work but you can try.

That is a good idea, as someone who did that. It can be a great way to learn or get burnt out. Or both like me.

One of the most common jobs is leasing agent.

From my understanding New York is different than a lot of places, leasing agents are also real estate agents. Yes or No?

You might want to try to find a small local person.

Do you currently rent? Ask the owner of your building if there is anything you can do to help. If not, ask the owner of your friends apartment building.

Do you have experience working in an office? 

Doing sells?

Are you handy with maintenance?
