Last Sunday I met a friend for a late dinner and then we had a coffee after.

Having a late coffee I stayed up late as well.

I was able to find a motivated seller who needed their mobile home sold and moved quickly because they are being evicted by their MH Park.

Asking price $1,000, repairs $2,500, and moving $1,500.  We can fix this and sell it for roughly $15,000.

We also might wholesale it to an owner occupier or sell it to a mh park to rent out.

One of our meetup members here in Seoul is doing this with her 2 bedroom apartment.  

She has strict guidelines on who she allows to stay with her in her apartment.

1. Obviously good ratings.

2. She wants to see their facebook account to make sure they are not insane partiers or just plan insane.

Off them cash for keys.

That is the easiest way to get them out.

At least the process has been started to evict them.

HELOC's are a common way for people buy property.

It is still a loan based on equity.  If your equity goes down for some reason you won't be able to get as much as you put in.

Putting your cash flow in savings maybe the better option.  At that time as well, you may want to move.  Then you can put a down payment on your next place and keep this mortgage in place.

I'm just down state and I wouldn't know the details of the area.

But have you tried contacting the city of Aurora?

Ask them about their fees and policies.

When you find a property you are interested in, ask the landlord or find  a good real estate agent and ask them.
