Hi Jaime - If you're looking for something free that covers basic rent collection, I'd suggest checking out apartments.com. Otherwise, if you happen to get a BiggerPockets pro membership, RentRedi is included with the subscription. Their base offering even without the subscription is still very cheap compared to Buildium or Hemlane. If you're interested in RentRedi by itself, one of their reps gave me a 40% off code through the end of the month that I won't be using.

Great question. When I think back, one of my biggest mistakes has simply been buying a few bad deals. Thankfully, the market was forgiving, and real estate can offer multiple exit strategies if a deal goes wrong. However, I was a bit too quick to pull the trigger on a few of them and wasted time having capital stuck when I could've used it more effectively elsewhere. I've still got a lot to learn!

Like @Theresa Harris, I also tend to project availability dates near the middle of the month or the beginning of the following month if I know the home will need a larger turnover renovation.
You can pre-market the unit as "coming soon" on Facebook Marketplace, but I don't pre-market on listing sites. The concern with doing this on Zillow or other listing services is that the days on market begin to accumulate, making it look like a stale listing by the time it's ready for showings.

I'm just a naive Midwesterner peaking into the Texas constitution. Feel free to enlighten me. I would guess real estate is a moot point if the local consensus is that this movement is a nonstarter.

Valid proposition. I'm in the Midwest and have a close relative in Texas.
We wouldn't know exactly what it would look like, but I have to think about other examples which might relate. I have a hard time thinking families moving from Ireland to Northern Ireland have to sever ties with family despite it being in separate countries in addition to outside the EU.

Hi Talat, we run into this question often. Not sure if you're still in need of help here.
I've enjoyed using Dialpad for our team members in the Philippines. RingCentral is another strong competitor, but Dialpad won it over for me due to its simplicity to setup and use.
If you want to save costs, I have seen a free personal Google Voice account work with a VPN chrome extension.

Hi Jeffrey, I've found the most success getting these small deals done with local banks and credit unions. Make sure to consider the lender's fees as they have a much greater impact on the APR with smaller loans.
